Pre-Purchase Inspections

A home inspection is a visual process where all items typically used within a home are tested and operated to verify proper operation and installation. Doors and windows are opened and closed, roofing material is inspected, and air conditioning and heating systems are operated. We will handle all items using water and check the electrical system in the house. A complete assessment of the house and garage will be conducted, covering every aspect from the roof to the foundation.

New Construction Inspections

In the process of new construction inspections, we perform an inspection after the construction has been completed but before the final walk-through with the builder's customer service representative. You or the builder should ensure all utilities are turned on before the inspection. We recommend scheduling the inspection just a day or two before your final walk-through with the builder to ensure that any last-minute items have been completed before the inspection.

Pre-Warranty Expiration Inspections

Warranty inspections are performed during the 11th month of your 1-year builder warranty. The inspection will be performed to verify that proper building techniques were used and that various components of the home were properly installed. You will be given a completed report with digital photos taken as needed.

Investor Property Inspections / Rentals

Investor property inspections are performed before purchase and periodically during ownership. Pre-purchase inspections are performed to identify defects before taking ownership to negotiate repairs or price adjustments that reflect the property's condition. Periodic inspections for properties in your portfolio ensure the identification of needed repairs. Having a regular inspection after a long-term tenant's departure is always a good idea. Long-term tenants sometimes neglect to mention repairs and abuse to the property during their tenancy. Identifying those problems early is vital to profitable ownership.

Pre-Listing Inspection

Listing inspections are a good idea for homeowners who may need to be in tune with the condition of their homes. Often, sales are canceled due to the buyer's shock at the "functional condition" of the home. The house may look great but has serious technical, safety, or functional conditions that the homeowner may need to learn about. Inspecting the home before placing it on the market is the ideal way to identify the issue. Once identified, there are two options: disclosing the problem (s) on the property condition report or repairing the item(s). However, there may be financial or other reasons why the owner can't make repairs. Disclosing them up front and pricing the home based on that disclosure will often produce a higher net sale price for the owner.

Radon Testing

Testing for radon is becoming an essential part of the home-buying process. Due in part to the soil makeup of Southern Wisconsin, radon levels in homes can become elevated to the point of being unsafe. We provide radon testing that is done electronically. We usually drop off the testing unit 2 days before the home inspection. This ensures we will have the results of the radon ready on the day of the inspection. This test is an additional fee on top of the inspection fee. If you are concerned about radon, please add it to your offer, as further testing is required.
